Rates fell for a second straight week in the freshest official reading: Freddie Mac's October 29 survey put the average 30-year fixed rate at 7.24%, down 8 basis points from 7.32% a week earlier, while Mortgage News Daily's daily index closed Thursday at about 7.29%. The MBA's survey for the week ending October 23, released October 28, showed total applications up 3.4% and purchase applications up 4%, the first rebound after seven straight weekly declines, though purchase volume still sits about 18% below a year ago as its 30-year contract rate eased to 7.37%. The luxury tier keeps writing its own headlines: the Keyes/Illustrated Q3 report shows region-wide luxury single-family sales up 19.1% year over year, Faena Residences on the Miami River secured an $817 million construction loan, the largest in Florida history, a proposed Las Olas megamansion became Broward's most expensive listing ever at $100 million, and philanthropists Richard and Mary Compton paid $37 million for a Hillsboro Beach estate. The Miami-Dade snapshot as of October 29 shows a market split along familiar lines, 5.7 months of single-family supply against 13.1 months for condos, and voters decide property-tax Amendment 3 on November 3. Here is the date-stamped read for buyers, sellers, and investors in Miami-Dade, Broward, Palm Beach, and Monroe Counties.

30-year fixed

7.24%

Freddie Mac's October 29 survey, down 8 basis points from 7.32% a week earlier and the second consecutive weekly decline, a modest reversal after the sharp run-up through September. A year ago the same survey averaged 6.17%.

15-year fixed

6.60%

In the same October 29 survey, down from 6.68% a week earlier. The 30-year is the more closely watched benchmark, and the two straight weekly declines are the first meaningful rate relief buyers have seen in months.

30-year fixed, daily tracker

About 7.29%

Mortgage News Daily's top-tier index sat at about 7.29% on Thursday, October 29, down from 7.35% the day before, after holding near 7.33% to 7.35% through the weekend as markets priced in the October 29 Freddie Mac release. The index is not published on weekends.

Market snapshot by county

Miami-Dade

September's official report still stands as the full-month read: single-family closed at a median $692,000, up 4.1% year over year, while condos and townhomes closed at $417,090, roughly flat, with about 12.3 months of supply. BeachesMLS data as of October 29 shows the live snapshot behind those numbers: 17,184 homes on the market, with 4,736 houses at 5.7 months of inventory and 12,448 condos and townhomes at 13.1 months, while 40.8% of active houses and 37.9% of condos sit priced below their original list. The county has already logged 24 sales of $30 million or more through September, topping all of 2025.

Broward

September's BeachesMLS numbers, published October 28, echo the split market: single-family houses closed at a median $645,000, up 3.2% year over year on 968 closings, while condos and townhomes closed at $235,000, down 14.5% year over year on 921 closings, with the county's official report showing about 10.2 months of condo supply. Countywide closings fell 9.7% year over year to 1,825 in September, and roughly 14,557 homes sat on the market as of October 28. The headline energy is at the top: a proposed Las Olas megamansion listed at $100 million, the most expensive listing in county history, and a $37 million Hillsboro Beach sale.

Palm Beach

September's official report has single-family closed at a median $656,000, up 6.7% year over year, and the county's Q3 report showed absorption easing to 5.29 months, its first balanced reading since the pandemic recovery. The Keyes/Illustrated Q3 luxury report adds detail: high-end single-family sales rose 21% year over year to 1,983 with the average price up 14% to $2.69 million. Development confidence is building too, with Boston Children's Hospital set to open its first out-of-state clinic at Related Ross' Esperanté Corporate Center and Charles Cohen securing $385 million in construction financing for the West Palm Point office project.

Monroe (Keys)

Ocean Sotheby's International Realty, covering Islamorada, Marathon, and Key West, said on October 28 it had surpassed $480 million in Keys sales as of September 28, already topping its full-year 2025 volume of $434 million, and is marketing 42 waterfront, boat-access residences from a $487,500 condominium to a $35 million Gulf-front estate with a private boat basin ahead of the Fort Lauderdale International Boat Show. Coldwell Banker Schmitt's January through June 2026 report remains the latest Keys-wide market read: total sales up 11.7% year over year with the average sale price up 13.3% to $1,216,424. Monroe commissioners also backed keeping the velocity-zone ban on affordable housing as part of the county's response to state objections over its 657 new residential building allocations.

Buyer and seller trends

Buyers

The rate relief is building: Freddie Mac's 30-year average fell to 7.24%, a second straight weekly decline, the daily tracker sits at about 7.29%, and the MBA's 30-year contract rate eased to 7.37%. The first demand response showed up this week: MBA purchase applications rose 4% in the survey released October 28, the first increase after seven straight weekly declines, though volume is still about 18% below a year ago. The negotiating picture stays favorable in the condo tiers, with 13.1 months of supply in Miami-Dade and about 10.2 months in Broward, and roughly four in ten Miami houses are listed below their original asking price. If you will hold a homestead, Amendment 3 on the November 3 ballot, which would raise the exemption to $150,000 next year and $250,000 in 2028, could change your tax math, though new residents would need five years of Florida residency to qualify.

Sellers

The top of the market is not slowing down: the Keyes/Illustrated Q3 report shows region-wide luxury single-family sales up 19.1% year over year, Miami-Dade's average luxury price at $3.29 million, and Palm Beach's high-end average up 14% to $2.69 million, with the county still on pace to break its $30 million-plus record. The $817 million Faena construction loan, the largest in Florida history, plus the new $100 million Broward listing and $37 million Hillsboro Beach sale, show how much capital is still chasing South Florida. But the middle and condo tiers demand discipline: Miami-Dade condo supply sits at 13.1 months, roughly four in ten Miami houses have cut price from their original list, and 10.2 months of Broward condo supply means honest list prices still decide how fast a condo sells. With early voting underway and Amendment 3 on the November 3 ballot, buyers and sellers alike are watching what a $250,000 homestead exemption and a 5% cap on non-homestead assessment increases would mean for their numbers.

Rates are holding their ground into a quiet midweek: Freddie Mac's October 22 survey at 7.32% remains the latest official reading with the next release due Thursday, October 29, and Mortgage News Daily's top-tier daily index held at 7.33% on Tuesday, October 27, steady again after the prior week's first decline in nine weeks. The MBA's latest survey, covering the week ending October 16, shows mortgage applications down for a seventh straight week, with purchase applications about 18% below a year ago even as its 30-year contract rate eased to 7.41%. September remains the latest official county data across Miami-Dade, Broward, and Palm Beach, so the two-speed market holds: tight single-family supply, buyer-leaning condo tiers, and a luxury tier that keeps writing headlines, with Palm Beach's 'Ham and Cheese' estate under contract at $105 million and a reported $40 million Acqualina penthouse contract leading 15 Miami-Dade buyer deals this week. Insurance costs keep easing as Citizens' rate cuts reach South Florida renewals, and voters decide Amendment 3 on November 3. Here is the date-stamped read for buyers, sellers, and investors in Miami-Dade, Broward, Palm Beach, and Monroe Counties.

  • October 26, 2026

Rates kept their modest retreat into the end of the week: Freddie Mac's October 22 survey still stands as the latest official reading at 7.32% for a 30-year fixed loan, the first weekly decline in nine weeks, and Mortgage News Daily's daily tracker closed the week at 7.33% on Friday, October 23. The Mortgage Bankers Association's survey for the week ending October 16, released October 21, showed purchase applications down 7% on the week and about 18% below a year ago, even as its 30-year contract rate eased to 7.41%, the first decrease in that measure in more than two months. Fresh Q3 reports released this week show the two-speed market shifting: Palm Beach's absorption rate fell to 5.29 months, its first balanced-market reading since the pandemic recovery, while tri-county inventory dropped to its lowest level since 2024. Luxury demand keeps rewriting records at the top, with Miami-Dade's 24 sales of $30 million or more through September now confirmed, even as The Real Deal's weekend column flags cracks beneath the surface: a developer buried in lender lawsuits and an oversaturated branded-condo pipeline. Here is the date-stamped read for buyers, sellers, and investors in Miami-Dade, Broward, Palm Beach, and Monroe Counties.

  • October 23, 2026

Rates finally gave buyers a real break this week: Freddie Mac's October 22 survey put the average 30-year fixed rate at 7.32%, down from 7.40% a week earlier and the first weekly decline in nine weeks, while Mortgage News Daily's top-tier daily index fell to 7.30% on Thursday, October 22, its lowest level in about a month. September remains the latest official county data across Miami-Dade, Broward, and Palm Beach, so the two-speed picture still holds: single-family is tight at 4.2 to 5.1 months of supply, the condo tiers lean toward buyers at 10 to 12 months, and the luxury end keeps rewriting records, with a reported $69.5 million Golden Beach estate and a record Venetian Islands sale headlining the week. Here is the date-stamped read for buyers, sellers, and investors in Miami-Dade, Broward, Palm Beach, and Monroe Counties.

  • October 21, 2026

September's official county reports from MIAMI REALTORS and RWorld are now the freshest full-month data across all three mainland counties, and they confirm the two-speed market: Miami-Dade single-family closed at a median $692,000, up 4.1% year over year on 824 sales at 5.1 months of supply, Broward single-family closed at $641,500 with condos down sharply to $235,000, and Palm Beach single-family closed at $656,000, up 6.7% on 1,132 sales, per the official release. Mortgage rates are holding at 7.40% in Freddie Mac's October 15 survey, unchanged for a second week with the next release due Thursday, October 22, while Mortgage News Daily's daily tracker eased to about 7.40% on Tuesday, its third-lowest level in more than three weeks. The luxury tier keeps rewriting the records: Miami-Dade logged its 24th $30 million-plus sale of the year through September, Miami's recorded condo sale record hit $86 million for a Seaway penthouse, and a British billionaire sold his Manalapan estate for $83.2 million. Here is the date-stamped read for buyers, sellers, and investors in Miami-Dade, Broward, Palm Beach, and Monroe Counties.

  • October 19, 2026

September's official county reports landed this week, giving buyers and sellers their first full-month read since rates climbed through September: Miami-Dade single-family closed at a median $692,000, up 4.1% year over year on 824 sales at 5.1 months of supply, Broward single-family closed at $641,500 with condos down sharply to $235,000, and Palm Beach single-family homes closed at $656,000, up 6.7% year over year, per the official release. Mortgage rates held at 7.40% in Freddie Mac's October 15 survey, unchanged from a week earlier, with Mortgage News Daily's daily tracker easing to about 7.37%. The luxury tier keeps setting records: Miami-Dade has already logged 24 sales of $30 million or more through September, beating all of 2025, Palm Beach is on pace to break its own record, and a record roughly $49 million Venetian Islands sale and an $86.7 million Wynwood trade in the Mana-Griffin deal headline the week. Here is the date-stamped read for buyers, sellers, and investors in Miami-Dade, Broward, Palm Beach, and Monroe Counties.

  • October 16, 2026

Mortgage rates held steady at 7.40% in Freddie Mac's October 15 survey, the latest official weekly reading, unchanged from a week earlier, while Mortgage News Daily's daily tracker eased to about 7.33% on Thursday after the September CPI data. The Mortgage Bankers Association's latest weekly survey shows purchase applications running about 16% below a year ago, with the 30-year contract rate at 7.50% and ARM share at a one-year high of 10.5% as borrowers reach for lower payments. Miami-Dade and Broward's September county reports from MIAMI REALTORS and RWorld had not yet published as of October 16, so August remains the latest full-month picture there, while Palm Beach's September report stays the freshest county data. This week's headlines bring a $29 million sale of a 100-year-old Miami Beach mansion, a residents' lawsuit over West Palm Beach's convention center hotel, and an Island of Palm Beach market that nearly tripled its summer sales. Here is the date-stamped read for buyers, sellers, and investors in Miami-Dade, Broward, Palm Beach, and Monroe Counties.

  • October 14, 2026

Mortgage rates held near multi-year highs but drifted slightly lower into the middle of the week, and Wednesday's September CPI report, the last inflation reading before the Fed's October 27-28 meeting, kept an October rate hike 'in play.' Freddie Mac's October 8 survey remains the latest official weekly reading with the next release due Thursday, October 15: the 30-year fixed average sat at 7.40%, while Mortgage News Daily's daily tracker eased to about 7.46% on Tuesday, October 13, a third straight day of small declines as oil prices cooled. Palm Beach's September report is the freshest county data, and Miami-Dade and Broward's official September reports are due around October 15, so August remains the latest full-month picture there. This week's news also brought a securities-fraud class action against Lennar's Millrose Properties, a proposed $650 million Miami-Dade mortgage-bond program, and new Federal Reserve research into South Florida's affordability strains. Here is the date-stamped read for buyers, sellers, and investors in Miami-Dade, Broward, Palm Beach, and Monroe Counties.

  • October 12, 2026

Mortgage rates eased into the weekend but remain near their highest levels since late 2023: Mortgage News Daily's average 30-year rate settled at 7.48% on Friday, October 9, down from 7.61% a week earlier after the biggest one-day drop in three months, while Freddie Mac's October 8 survey, still the latest official weekly reading with the next release due Thursday, October 15, put the 30-year at 7.40%. Demand keeps softening under the pressure: the Mortgage Bankers Association's weekly survey pegged the 30-year contract rate at 7.49%, the highest since November 2023, with purchase applications down 15% from a year ago. September's county reports are due around October 15, so August remains the latest full-month data, and the luxury tier keeps leading: Miami-Dade is on pace for roughly 291 sales of $10 million or more in 2026 and Palm Beach has already broken its annual record. Moishe Mana says he is not done with Wynwood after his $1.1 billion sale, planning two office buildings to plug into the Carnegie Mellon tech campus, while The Real Deal's weekend column explains why it is a 'very difficult time to build' in Miami. Here is the date-stamped read for buyers, sellers, and investors in Miami-Dade, Broward, Palm Beach, and Monroe Counties.
